Nodaway County Recorder of Deeds Sandy Smail wants to warn county residents of a scam in the area.

County residents have been receiving official-looking letters from a company in Jefferson City. The letters include specific information about their property that has been gathered from assessor and recorder online public records.

The letters state the importance of land and homeowners having a copy of their deed. Then, the letters proceed to offer the service of printing a copy of the deed for $87.

Smail stated that all land and homeowners may obtain a copy of their deed in the Nodaway County Recorder’s office for $1 per page. She stated most deeds are only two pages long, making it much cheaper than the price the Jefferson City company is offering.

She is not sure if the firm is a legitimate company or not. However, if they are legitimate, they are making an $85 dollar profit for every person that uses their service.

“I want the public to be aware that all they have to do is come in and request of copy of their deed at any time,” Smail said.
